Why breathability matters more on stucco
A siloxane repellent penetrates and lines the pores so liquid water cannot enter, while leaving them open enough for vapor to leave. A film- forming sealant stops both.
On brick that traps moisture and spalls the face. On stucco it does something worse: water that gets behind the render — through a crack, from the crown, from failed flashing — cannot escape, and the render debonds from the wall. Hollow-sounding stucco is exactly that, and it is very common on California chimneys.
How to tell what you are being sold
Ask if it is vapor-permeable and ask for the data sheet. A repellent darkens the surface while wet and dries back close to its original appearance. A sheen means the wrong product.
Sun and heat
Hard California sun degrades surface films quickly, which is another reason penetrating repellents outperform coatings here.
Sequence decides whether it works
Waterproofing is a finishing step. Over cracked stucco or spalling brick it seals water in. Before repointing it stops new mortar bonding. On a chimney with a cracked crown it does nothing about where the water is actually entering.
The right order
Crown, then masonry or stucco repair, then flashing, then a cap. Waterproof what is sound at the end.

How long does it last?
